Cairn granted permission for first 569 homes in new Dublin town

Cairn Homes has been granted planning permission by South Dublin County Council for the first phase of development on a new housing scheme in the proposed new Dublin town of Clonburris.

The government last month approved €186.3m in funding for the develop of the Dublin 24 town located in the Clonburris Strategic Development Zone between Lucan, Clondalkin and Liffey Valley, 13km from Dublin city centre, with plans to build homes for up to 25,000 people.

The first phase of Clonburris will see the construction of 569 family homes, including 173 houses, 148 duplexes and 248 apartments, as well as a creche, two local parks, children's play areas and a green link alongside Fonthill Road.

Cairn is the majority landowner in Clonburris, and ultimately plans to develop 5,000 new homes, commercial and retail space, and local parks on approximately 96 hectares of land.

Overall, Clonburris will comprise 8,347 homes, eight schools, two train stations (Fonthill and Kishogue) as part of the DART Expansion Plan, 3.3km of frontage onto the Grand Canal, and 12.5km of cycleways and walkways.

"With our proven delivery track record of pace, scale and quality homebuilding, Cairn will be the lead developer at Clonburris where we will build 5,500 of the total 9,000 new homes planned over the coming years.

"Working in conjunction with the Government and South Dublin County Council at Clonburris SDZ, our aim is to create a large, vibrant and sustainable new community on our city’s doorstep.”

In addition to the allotted government funding to accelerate the delivery of essential infrastructure needed to create the town, Cairn said it would invest €40m in matched funding to the infrastructure cost and increase the proportion of social and affordable housing to 20%.

Cairn last month forecast build cost inflation for 2022 of 6-7% as the construction sector continues to wrestle with rising materials and labour costs, but reported its strongest-ever sales period in the first half of the year, selling over 750 homes for more than €295m.

In a trading update, the company said it had a closed and forward sales pipeline of 1,750 new homes with a net sales value of €690m, and the company is in the process of a €75m share buyback programme. Cairn is currently in active development on 20 sites nationwide.
