€80m Sought For Gresham Hotel

The Gresham Hotel on O’Connell Street, Dublin, is up for sale. The historic hotel is listed on Christie’s sales for sale by private treaty, with a guide price of over €80m.

The Gresham first opened in 1817 and occupies a 1.32 acre site bounded by Marlborough Street to the east, Cathal Brugha Street to the north and O’Connell Street itself. Total floor area in the hotel is almost 21,000 sq m, which includes 323 rooms and suites.

The Gresham is modeled internally in classic Art Deco style and features one of the largest suites of any hotel in Europe — the Eisenhower suite which has five bedrooms and covers 280 sq m. Along with its bars and restaurants, the hotel incorporates 22 meeting and conference suites and its own multi-storey car park with 134 spaces.

Planning Permission

Recently refurbished, the hotel comes with planning permission to increase the total area by 11,000 sq m, which would increase the number of bedrooms by 145, extend the conference and banqueting areas, and provide increased back-of-house facilities.

The Gresham is offered unencumbered, giving the purchaser the choice to continue trading ‘as is’ under its existing identity or to convert to its own hotel brand.
