Three out of four office transactions were in Dublin 2 last year

Three out of every four office transactions in 2024 were in the Dublin 2 area of the city according to Savills.

Dublin 2 stretches from Merrion Square, Trinity College, Temple Bar, Grafton Street, St Stephen's Green, Dame Street, and Leeson Street as well as covering the Grand Canal Dock and the City Quay areas.

According to the latest Savill's Workthere report, the area attracted a broad base of sectors but was most popular with tech companies.

Tech businesses made up 36%, followed by professional services at 24%, and financial services at 12%.

The majority of deals involved SMEs looking for offices with up to 25 desks, "reflecting the hybrid working trend and the use of shared amenities on busier days," Savills said in a statement.

Elsewhere, the IFSC, docklands, and suburban areas such as Sandyford and Dublin airport also proved popular for flex office take-up in 2024.

Savills say businesses are now looking for "enhanced amenities such as sophisticated meeting rooms, dedicated phone booths, and versatile lounges."

The estate agent also says a growing trend amongst businesses is to host onsite events ranging from pizza and beer evenings to yoga classes.

This they say highlights the shift towards offices being community hubs, facilitating networking and collaboration.

Workplaces are involving more tech to run the office more efficiently.

Savills say they are seeing "a rise in specialised apps to help employees manage their workspace needs more efficiently, from desk bookings to meeting room reservations."

They predicted that "further technological advances are anticipated in the coming years as the impact of AI on the industry takes effect."

The report also noted the opening of Offices at Hume Street House "exemplified the ongoing demand for spaces that combine historical elegance with modern amenities."

In 2025 will see "continued growth in the serviced office sector with new openings by IWG and Clearspace."

She added: "As the boundaries between traditional and flexible office setups continue to converge, Workthere Ireland expects an expansion in landlord portfolios dedicated to managed and serviced offices, facilitating a broader range of choices for businesses."
