The refurbished One Building on Grand Canal Street is now available for lettings. Developed by Jones Investments Ltd, the property was bought for €4.8 million in 2013 and €7 million was invested in the refurbishment.
The original building was built in 1972 and designed by Sam Stephenson. Architects NBK stripped everything back and kept the original frame, a concrete block with clean lines.
The building features on-trend exposed poured concrete panels in lobbies and reception areas. Italian terrazzo floor tiles with marble inserts were designed for the building and feature in the hallways and lifts.
Workspaces are light-filled and airy. Each floor features wrap-around windows offering panoramic views of the Dublin mountains, the Aviva stadium and Dublin city centre. Window glazing is installed throughout with sun guard protection. Unisex toilets are on each floor and there is an outdoor basketball court.
The distinctive typography used outside the building features throughout, from the elevator signs to the numbers painted in the carpark spaces. Exposed pipes play up the industrial feel.
NBK say they wanted to keep the structure of the building in place for the penthouse. Instead of placing it inside the lines of the other floors, as is often the way, NBK designed the penthouse floor to reach the sides of the building so as to retain the original silhouette.
There are 44 carpark spaces and a bicycle parking area, right next to showers for cyclists. The property is available for lease at €49.50 a square foot through DTZ Sherry FitzGerald.
